The Team

Founded and headed up by Valerie Holmes, we are a small legal firm based in Hipperholme, Halifax helping people move home. Valerie has over 30 years of experience and offers specialist legal advice and services in residential and commercial conveyancing both locally and nationally. Stephanie Boocock and Rebecca Parkinson are both Licensed Conveyancers and are key members of the team. They are joined with Rebecca Priestley and Lisa Makin who make up the rest of this close knit team working to make your transaction as smooth and efficient as possible.

Complaints Procedure:   If you have any complaint about the way in which your matter has been dealt with this is the procedure which will be followed:

  1. A complaint is an oral or written expression of dissatisfaction which alleges that the complainant has suffered (or may suffer) financial loss,  distress, inconvenience, or detriment.
  2. We are anxious to resolve any complaint you have about the service we have given you as quickly as possible.   If you are unable to sort things out with the person who has been dealing with you please contact Valerie Holmes on 01422 200400.
  3. Once we have received your complaint,  Valerie Holmes will write to you within 7 days to explain how your complaint will be investigated if a complete response to your complaint has not been made by that time.  You will be told the latest date by which a complete answer will be given to your complaint (this should be not more than 28 days after we received your complaint).  If you have made the complaint verbally – either at a meeting or on the telephone -  we will set out in our full our response our understanding of the nature of your complaint.
  4.  The assessment of the complaint will be based upon a sufficient and impartial investigation. We will explain in writing our findings and,  where the complaint is upheld, will offer remedial action or redress.  This will be dealt with promptly.
  5. Unless it agrees there are good reasons not to do so, the Legal Ombudsman will expect you in the first instance to allow us to consider and respond to your complaint in accordance with the procedure set out above.  You can refer your complaint to the Legal Ombudsman up to 6 years after you have received our final written response to your complaint (or within 6 months after you have a discovered a problem, whichever is the later).  You can also refer your complaint to the Legal Ombudsman if we have not resolved your complaint within 8 weeks after we receive it.  The Legal Ombudsman deals with service-related complaints only;  it will refer any conduct-related complaints it receives to the Council for Licensed Conveyancers. From 1st October 2015 an additional ADR entity which has been certified under the EU Consumer ADR Direction   may also be contacted should resolution not be reached.

Should you wish to make a conduct-related complaint, you may  refer to the Council for Licensed Conveyancers (“CLC”) at WeWork, 131 Finsbury Pavement, London EC2A 1NT,  the statutory authority which regulates all licensed conveyancers by practice rules made under the Administration of Justice Act 1985.  However, again  you should first write to Valerie Holmes, the Principal of this practice setting out your concerns.

If you make a valid claim against us for a loss arising out of work for which we are legally responsible and we are unable to meet the liability in full, you may be entitled to claim from the Compensation Fund administered by the Council for Licensed Conveyancers  (from whom details can be obtained).
